The Coast's housing, in three types
Fibro and weatherboard weekenders. Umina, Ettalong, Woy Woy, Davistown, Saratoga, The Entrance, Toukley and Budgewoi are full of 1950s–70s holiday houses built light and cheap. Many are now being replaced with permanent family homes. Assume asbestos until proven otherwise.
Post-war and 1970s brick veneer. Across Gosford's suburbs, Kincumber, Erina, Bateau Bay and the Wyong corridor. Timber frame, single skin of brick, often fibro eaves and wet areas.
Hillside brick homes. Terrigal, Wamberal, Avoca, Point Clare and the escarpment suburbs. Heavier construction, steep sites, sandstone and long driveways.
The sequence
Inspection. Construction, roof, outbuildings, access, slope, soil, trees, neighbours and anything that looks like fibro.
Approval. Many dwellings can be demolished under a complying development certificate. Bushfire, flood, coastal, heritage or other constraints can push a job to a development application with Central Coast Council. See council and approvals.
Asbestos. Survey, then removal by a separately licensed asbestos removalist, then clearance. See asbestos removal.
Disconnections. Electricity service removal through the network operator, gas, and water and sewer arrangements with Central Coast Council, with the sewer capped by a licensed plumber.
Site set-up. Fencing, sediment control — especially on sandy and sloping sites — and tree protection.
Demolition. Soft strip, roof, structure, slab and footings.
Sorted disposal. Brick, concrete, timber, metal and green waste separated to keep disposal cost down; asbestos waste to licensed facilities.
Handover. A clear, level block ready for the builder.

Beachfront and lakefront
Blocks on the beaches and around Brisbane Water and Tuggerah Lakes can carry coastal or flood-related controls. They mostly affect the new build, but can also shape site management during demolition. Established early.
